Yes, a gas safety certificate is required for all commercial properties. It is technically referred to as a 'Non domestic gas safety certificate'.
The building will require a 'Non domestic gas safety certificate', whether this is the landlord's or tenant's responsibility will be determined by the commercial property lease agreement.
Firstly, do you know if you are responsible for completing your gas safety certificate? If not, you can find this within your commercial lease agreement. If you are responsible for this, you need to speak to a Gas Safe Certified engineer and request a 'Non domestic gas safety certificate'.
The cost of your gas safety certificate is dependent on a few factors, including: size of pipework, size of system, number of appliances, access (if mobile scaffolding is required) and when it needs to be carried out. If gas supplies need isolating outside of working hours for the test to be carried out, this can incur additional cost. Typically costs include a base price for your commercial gas system and then a cost for each additional appliance.
Courts can issue unlimited fines. They can be between £1,000 and £20,000. If the absence of a certificate causes injury and/or death, there is potential imprisonment.
